Finance in Property and Real Estate
Property and real estate is one of the most financially complex sectors, combining investment finance, development accounting, fund structures, and complex tax considerations. Finance professionals in real estate work for property developers, REITs, property fund managers, housebuilders, commercial landlords, and real estate advisory firms.
Key Accounting Issues in Real Estate
Investment property is measured at fair value under IAS 40, with fair value changes going through profit or loss. Development properties (held for sale) are measured under IAS 2 (inventories). IFRS 16 lease accounting has a major impact on property-intensive businesses. Revenue recognition under IFRS 15 for development sales — particularly long-term development contracts — requires careful judgement. REIT tax regime (Real Estate Investment Trust) has specific accounting and disclosure requirements.
Roles in Property Finance
Development Accountant: tracking costs and revenues on development projects, managing construction draw-downs, and monitoring project profitability. Fund Accountant: NAV calculations, investor reporting, and fee calculations for property funds. Financial Controller: statutory reporting for property holding companies, often with complex group structures. Asset Management Finance: monitoring property performance, lease management, and valuation support.
Tax in Real Estate
Property-specific taxes include: SDLT (Stamp Duty Land Tax) on acquisitions, Annual Tax on Enveloped Dwellings (ATED) for residential property held in companies, non-resident CGT on UK property, and REIT qualification conditions. Transfer pricing issues arise for international property groups.
ACCA and CIMA in Real Estate
Both are valued. ACCA is slightly preferred for reporting-focused roles (statutory accounts, audit liaison). CIMA suits commercial finance and FP&A roles within development companies or property investors. RICS (Royal Institution of Chartered Surveyors) APC is a separate path for those specialising in valuation or surveying rather than finance.
