What Is a REIT?
A Real Estate Investment Trust (REIT) is a company that owns, operates, or finances income-producing real estate. In the UK, REIT status provides significant tax advantages — the REIT does not pay corporation tax on qualifying rental income and capital gains, provided it distributes at least 90% of qualifying rental profits to shareholders. The REIT regime was introduced in the UK in 2007 and has grown significantly since.
UK REIT Landscape
Major UK REITs include Segro (logistics), Land Securities and British Land (retail and offices), Unite Group (student accommodation), Primary Health Properties and Assura (GP surgeries and healthcare), LondonMetric (retail warehousing), and Warehouse REIT. The diversity of underlying real estate means REIT finance roles span retail, office, logistics, residential, and specialist sectors.
Finance Roles in REITs
Financial Reporting: REITs have complex reporting requirements including EPRA (European Public Real Estate Association) metrics — EPRA NTA (Net Tangible Assets), EPRA EPS, EPRA Vacancy Rate — which are the standard performance metrics for listed real estate companies. IFRS financial reporting includes significant judgement around investment property valuation (IAS 40), lease accounting (IFRS 16), and impairment. Treasury and Capital Markets: REITs typically carry significant debt, often structured through revolving credit facilities, green bonds, and US private placements. LTV (Loan-to-Value) ratios are key covenant metrics. Fund Accounting: Unlisted REITs and open-ended property funds have additional fund-level reporting requirements including NAV calculations.
Qualifications and Salaries
ACCA and ACA are the most common qualifications in REIT finance. Chartered Surveyor (MRICS) backgrounds are also common in property finance roles blending valuation and financial analysis. Financial Analyst (REIT): £45,000-£65,000. Finance Manager: £65,000-£90,000. CFO of a mid-size REIT: £150,000-£250,000.
